What if more than one person owns the property?

What if the property is in very bad condition?
That is okay. We consider properties needing major repairs, cleanup, updating, or extensive work. You do not need to repair the property before reaching out.
What if I received the property through a quitclaim deed?
A quitclaim deed does not automatically prevent a sale. The closing professional will review the ownership history and identify anything that must be resolved.
What if I am acting for the owner under a power of attorney?
You may be able to sign for the owner if the power of attorney covers the property. The closing professional will review it and confirm what is required.
What if there are liens, unpaid taxes, or title problems?
Liens, unpaid taxes, and title problems do not automatically prevent a sale. The closing professional will identify what must be resolved and whether it can be handled through the closing.
What if the property was inherited?
Yes. We review inherited properties and work with the closing professional to identify any estate, probate, or ownership documents needed.
Do you work nationwide?
Yes. We review properties nationwide, and much of the process can be handled remotely. Closing requirements vary by property and location.
Can I choose when I want to close?
Yes. We can work toward a closing date that fits your plans, subject to title clearance and required paperwork.
How quickly can the property close?
We move as quickly as the title and paperwork allow. Clear-title transactions can close faster, while title or document issues may require more time.
What if the property has tenants or other occupants?
Yes. We consider tenant-occupied and otherwise occupied properties. Tell us who is living there and whether there is a lease or other agreement.
Do I have to repair, clean, or empty the property?
You do not need to repair or clean the property before reaching out. Tell us about any belongings, debris, damage, or access concerns so they can be considered.
Does submitting the property obligate me to sell?
No. Submitting the form only starts a review. You decide whether you want to move forward with an offer.
What if my situation is not listed here?
